Windows, doors, tracks, weeps, glass, railings, sealants, hardware, and exterior finishes are cared for as connected systems.

The exterior-care partner for luxury residential handover and long-term ownership
AMF Preventative Maintenance gives builders and architects a trusted specialist to introduce at closeout—and gives owners one accountable partner for the exterior surfaces they invested so much to create. We understand what each assembly is made of, how coastal exposure affects it, how it should be maintained, and what to do when cleaning reveals a condition that requires restoration.
The AMF difference
A window, door, railing, or façade is not one surface. It is a connected system of factory finishes, field-applied coatings, glass, fasteners, gaskets, sealants, drainage paths, dissimilar metals, and moving parts. AMF selects the method around the assembly—because the wrong chemical, abrasive, or pressure can turn routine upkeep into permanent damage.
Windows, doors, tracks, weeps, glass, railings, sealants, hardware, and exterior finishes are cared for as connected systems.
We recognize salt loading, galvanic conditions, filiform activity, coating breach, and the difference between soil and material failure.
DI water, finish-approved chemistry, soft-bristle agitation, low pressure, and optional hydrophobic protection are selected by substrate.
If routine care uncovers corrosion or coating failure, All Metal Finishes can stabilize, touch up, or completely refinish the asset.
Condition documentation, knowledgeable communication, and $3 million in excess insurance give project teams a credible long-term partner.

The call after closeout
Months or years after closeout, the owner sees rust, green walls, cloudy glass, corroding railings, or a rough-running slider—and calls the builder. Often, nothing was built incorrectly. The property is experiencing normal exposure without the specialized upkeep its materials require. AMF gives the owner the right call to make and gives the project team a credible expert to stand behind the explanation.
Coastal residue can sit on stainless, cabinetry, fasteners, and seams until staining or pitting appears. AMF cares for the exterior surfaces and flags deterioration before it becomes a replacement conversation.
Airborne soil and biological growth collect along rooflines, gutters, parapets, and shaded edges. We match the cleaning method to the surface instead of defaulting to aggressive pressure.
In South Florida and the Caribbean, moisture and shade make recurring growth a maintenance condition—not automatically a coating or construction failure.
Salt film, sprinkler minerals, rainfall, and coastal air continually re-soil glass. Scheduled washing and optional LOTUS treatment make clarity an ongoing program, not another callback.
Joints, fasteners, coating breaches, and dissimilar metals can retain conductive salt deposits. AMF distinguishes removable residue from corrosion that requires stabilization or refinishing.
Salt and moisture can create the conductive conditions for galvanic activity between incompatible metals. We document the condition and route repair to the correct specialist when cleaning is not the answer.
Sand, grit, hair, leaves, and organic debris accumulate in tracks, corners, weep paths, and hardware. Routine detailing helps keep the assembly operating as intended.
Growth returns quickly on damp walls, stone, roof edges, and shaded hardscape. A planned treatment cadence is more responsible than waiting for the home to look neglected.
AMF stands behind the relationship
We explain what the home is experiencing, perform the appropriate maintenance response, document developing conditions, and route true finish or metal problems to All Metal Finishes. The result is fewer avoidable callbacks, better-informed owners, and a residence that continues to reflect the quality of the team that created it.
The home does not pause when life gets busy
Salt keeps settling, organic growth keeps developing, and debris keeps collecting whether the owner is home or not. A scheduled AMF program removes the burden of remembering every exterior surface and gives the owner a consistent set of trained eyes on the assets they invested so much to build.
The standard of residence we are built to serve
Contemporary coastal, botanical West Indies, or traditional estate architecture—the material palette changes, but the requirement is the same: informed care that protects the architect's intent and the owner's investment.

Specialist roots
AMF Preventative Maintenance is the preservation division of All Metal Finishes, a leading architectural-metal restoration and specialty high-performance coatings company. Ownership is fourth generation in windows, doors, architectural metals, and high-performance coatings, with a long family lineage serving luxury properties throughout Florida and the Caribbean.
That background changes how we care for a residence. We recognize finish systems, vulnerable joints, dissimilar-metal conditions, drainage paths, acceptable cleaning chemistry, and early coating failure. When routine maintenance is no longer enough, the same organization can perform professional touch-up, corrosion stabilization, and complete refinishing.
We protect the design intent and communicate with the professionalism expected by the project team.
We understand architectural finishes, corrosion mechanisms, and the difference between maintenance and restoration.
AMF carries $3 million in excess insurance—uncommon coverage for a highly specialized maintenance provider.
The science of coastal exposure
Even premium finishes need contaminants removed before deposits create staining, interfere with moving assemblies, or establish the conditions that accelerate corrosion and biological growth.
Salt deposits attract and retain moisture, creating a conductive film that can encourage corrosion—especially at fasteners, joints, damaged coatings, and dissimilar metals.
Sand, dust, pollen, and airborne soil act as abrasive contamination, settle into tracks and crevices, and hold additional moisture against the assembly.
Mold, algae, mildew, moss, and lichen thrive in shaded, damp areas. Their residues stain porous surfaces and make the home appear neglected surprisingly fast.
Intense sun and heat cycle exterior finishes, sealants, wood, fabrics, and plastics—making proper cleaning chemistry and early intervention even more important.
Why the AMF method matters
DI waterReduces the mineral residue and spotting left behind by ordinary rinse water.
Approved chemistryMatches the cleaning solution to the substrate, finish, soil, and exposure.
Soft mechanical actionUses controlled pressure and soft bristles to lift contamination without indiscriminate blasting.
Early specialist interventionFinds emerging corrosion, coating breakdown, blocked drainage, and finish damage before the repair becomes larger.
Coastal Florida + Caribbean condition review
These are the conditions generic cleaning often misses or misreads. AMF distinguishes removable contamination from coating failure, active corrosion, biological growth, moisture-related staining, and conditions that belong with another trade. The evidence determines whether we clean, treat, stabilize, refinish, document, or refer—not the desire to sell the same service every time.
The value is not only in making the surface look better. It is in knowing what the surface is telling you.

Cleaning cannot restore adhesion. AMF evaluates the remaining coating, exposed substrate, corrosion, and edges of failure to determine whether the honest remedy is localized repair or complete refinishing.

Shaded rooflines and façade edges stay damp longer. We identify the exposure pattern and use controlled cleaning or longer-acting treatment instead of repeatedly blasting the surface.

Rust-colored runoff may originate at a fastener, fixture, cut edge, or hidden interface. Removing the streak without locating its source only resets the clock.

Fixtures, fasteners, and penetrations concentrate moisture and can introduce dissimilar metals. We separate cosmetic oxidation from coating breach, galvanic activity, and meaningful material loss.

Undersides, joints, and protected edges can retain moisture and salt longer than the visible face. These are the details routine wash-downs commonly overlook.

Once oxidation is active, washing alone is not a repair. AMF documents the extent and determines whether the next step is stabilization, coating restoration, component repair, or replacement by the appropriate trade.

The private-estate care program
Your proposal combines general exterior asset upkeep performed at each visit with periodic specialty services scheduled only when the property needs them.
At every scheduled visit
The recurring foundation of the program, customized by surface, exposure, access, and owner priority.
Added to the proper cadence
Higher-scope services are packaged into the year rather than performed unnecessarily at every visit.
Added at the cadence the property requires, from frequent oceanfront service to seasonal cleaning.
Commonly scheduled around six-month intervals, then adjusted for shade, rainfall, roofline, and exposure.
Hydrophobic treatment programs for glass, stone, concrete, wood, metal, and suitable exterior fabrics.
Performed through All Metal Finishes when inspection reveals corrosion, finish failure, impact damage, or degraded coatings.
Photography and concise reporting help owners, estate managers, builders, and architects understand what is maintenance and what requires repair.
LOTUS Façade Technologies
Professional hydrophobic treatments help water bead and release, reduce contaminant adhesion, and simplify ongoing cleaning across many of the home's major exterior materials. Treatments reduce maintenance difficulty; they do not eliminate maintenance.
For windows, doors, skylights, and glass railings. Helps treated glass release water and bonded contamination more readily, simplifying future washing and supporting clearer coastal views.
For suitable stone, granite, and mineral cladding. Adds invisible water repellency while preserving the natural architectural appearance of the surface.
For béton brut and selected unfinished architectural concrete. Helps limit water uptake and the dirt and biological staining that often follow persistent dampness.
For suitable trellises, gates, lattice, and architectural wood. Helps reduce moisture and contaminant absorption without covering the material with a painted appearance.
For suitable stainless steel and decorative metal surfaces. Helps reduce contaminant adhesion and makes recurring exterior care less difficult.
For suitable awnings, canopies, dividers, and exterior textiles. Adds repellency to help spills, rainwater, and airborne soil release more easily during maintenance.
Lazer Mold & Algae Remover
Lazer is a no-rinse exterior cleaner and preventative designed to act on mold, mildew, algae, moss, and lichen staining from the root structure upward. Wind and rainfall help carry away the dead growth over time, making it useful on suitable roofs, stucco, stone, wood, awnings, concrete, pavers, and other damp exterior zones.
AMF typically evaluates this service around six-month intervals, then adjusts the schedule for rainfall, shade, surface type, growth pressure, and owner expectations.
